Contingency Comeback

This interesting Washington Post article applies mainly to Maryland properties. Virginia has a similar contigency clause. I will post on it shortly for you Virginia agents.

I have been teaching for several months now that if your purchase depends on the sale and settlement of your existing home you should consider at lease using the coinciding settlements contingency. In this market you can probably get it through, and given the new emphasis on the fact that Assignments of Funds require the Seller's consent, it is an important protection for buyers.
